Professional Home Inspection
The purchase of a home is probably the largest single investment a person or family will ever make. Learning as much as you can about the condition of the property and the need for any major repairs before the purchase can minimize unpleasant surprises and difficulties after the purchase has been completed. Home inspections not only point out the potential negatives of the property, but also provide many positives of the residence being considered. Home inspections will also give the new owners good insight into the maintenance and upkeep that will be needed on their new home. At the conclusion of the inspection the potential homeowner will have a much clearer picture of the house they are considering purchasing.
For those who have owned their home for a long period of time, having a home inspection done will provide insight into your home’s current condition. If you are planning on selling your home, having an inspection done prior to placing your house on the market can help identify problems that could complicate the sale. This will allow the home seller to put the house in better selling condition that can lead to a better selling price and more potential buyers.
New Home Construction Inspection
If you are building your own home from the ground up or you are buying a brand new home that is finished, we can help you to know that it is built and finished correctly.
For homes that are being built from the ground up, we offer a three phase inspection service. We start with the first phase by conducting an inspection of the “Foundation”, as this is the basis of a good quality home. The next phase is the “Framing and Structure” inspection and occurs before the drywall is installed. This inspection looks at the components of the framing, roofing and rough-ins of the plumbing, electrical and HVAC system. The last phase is the “Final Inspection” after the home is competed by the builder and just before you move in. In this phase the home is inspected to evaluate that in its entirety it has been built to the safety standards required and functions as it should.
New Home Warranty Inspections
Upon purchasing your new home, the home builder or seller will generally provide the buyer with a one-year home warranty guaranteeing most aspects of your home for a one-year period. Having a home inspection done prior to the one-year warranty expiring will provide you with an independent evaluation of your home so that any potential problems can be addressed prior to the warranty expiring.
You will be provided with a clear and detailed report that you can utilize to have the warranty company or builder correct any deficiencies. This will prevent you from having to pay for expensive repairs down the road that should have been covered by the warranty in place.
Swimming Pool Inspection
If your potential new home has a swimming pool and/or spa, we can help with that too. We are certified in swimming pool inspection and have many years of experience in the swimming pool industry. Swimming pools and spas can contain many hidden issues that should be addressed before you purchase the home.
If you are a current home owner and wish to know the condition of your pool, we would be glad to inspect it for you. An inspection can help to locate potential problems before they become major issues and help you to set-up a routine maintenance schedule.
Septic System Inspection
A septic system receives, treats and disposes of unwanted wastewater and solids from a building's plumbing system. Solids are partially broken down into sludge within a septic tank and are separated from effluent (water) and scum (fat, oil and grease).
Because of the potential repair/replacement costs involved, and because the system is buried and cannot be exhaustively inspected and tested, it should be evaluated as to the condition of the septic system before the purchase of the property is completed. We offer a thorough evaluation of the septic system during our home inspection (additional fee applies) to identify any potential issues and check the operation of the septic system.
